The subject is a 4,840 square foot, free standing retail building located at 2615 Dillard Loop, Lake Charles, LA. It sits on a .69 acre site, adjacent to a Lowe’s anchored center, and is in very close proximity to a Walmart (northeast). The retail pocket surrounding the site is the best and most popular in the city, housing the majority of the area’s restaurants and retail space. The Lake Charles market is experiencing a pretty large boom due to an industrial expansion there. They are drilling gas/oil, and building facilities to process, and export the products (2, multi-billion dollar facilities that will call upon a Lake Charles workforce). It is estimated to employ 15,000 new workers.
Lake Charles is considered a major center of petrochemical refining, tourism, gaming, and education, being home to McNeese State University and Sowela Technical Community College. Because of the lakes and waterways throughout the city, metropolitan Lake Charles is often referred to as the Lake Area of Louisiana. Thousands in the Lake Area are employed by the petro-chemical refineries located across the river near Sulphur and Westlake. Some of the corporations with facilities in or around the city include Sasol North America, PPG Industries, ConocoPhillips, and Citgo Petroleum Corporation. The Trunkline LNG terminal, immediately southwest of Lake Charles, is one of the United States' few liquefied natural gas terminals.
